A dripping pipe behind a wall. A slow leak beneath an appliance. A supply line that breaks while no one is home.

Water damage often begins quietly, but it can quickly become a costly and disruptive problem. That is why PEMCO is partnering with Moen to give PEMCO members access to the Flo Shutoff at a preferred price.

The device monitors water moving through a home’s main supply line, looks for unusual activity, and can automatically shut off the water when it detects a potentially serious problem.
Here is what homeowners should know.

Why water leaks can be difficult to catch

Some household leaks are easy to spot. Others may continue behind walls, beneath floors or inside plumbing lines for days or weeks before becoming visible.

Small changes in water pressure or flow may be the first sign that something is wrong. Unfortunately, homeowners may not notice those changes until damage has already occurred.

A whole-home monitoring device can add another layer of protection by analyzing the home’s water usage patterns throughout the day and alerting the homeowner when it detects unusual activity.

What is the Flo Shutoff?

The Flo Shutoff is installed on the home's main water supply line. The device works to:
  • Monitor water pressure, flow rate, and usage patterns
  • Perform routine tests that may identify very small leaks
  • Send alerts through the Moen Smart Water Network app
  • Allow homeowners to turn their water on or off remotely
  • Automatically shut off the water during certain critical events
Homeowners can also pair the system with individual leak detectors placed near areas most prone to water leaks or water damage, such as washing machines, water heaters, dishwashers, and sinks.
These sensors can help identify moisture at the source, while the Flo device monitors the larger plumbing system.

How does Flo know when something is wrong?

Flo learns a household’s normal water-use patterns over time. It looks for flow or pressure readings that fall outside those usual patterns.

It also performs routine MicroLeak tests during periods of low water use. These tests are designed to detect small changes that may point to hidden leaks, including pinhole leaks, slow plumbing-line leaks, or other issues that may be difficult to see or hear.

When unusual activity is detected, the homeowner receives an alert through the Moen Flo app. Depending on the device settings and the type of event, Flo may also automatically close the valve.

Can the device shut off water automatically?

Yes, when automatic shutoff is enabled.

Does Flo have different settings?

Home Mode is intended for normal day-to-day use. The device monitors for unusual water activity and can shut off the water during a critical event.

Away Mode provides increased monitoring when the homeowner is away for an extended period.

Sleep Mode temporarily pauses most alerts and automatic shutoff. This can be helpful during activities that intentionally use more water, such as filling a pool or hosting overnight guests. Because Sleep Mode reduces automatic protection, it should not be used as the everyday setting.

During the first 7-10 days after installation, the device enters a learning period while it establishes the home’s normal water-use patterns. Homeowners may receive more alerts during this time as the system becomes familiar with the household.

What happens if the Wi-Fi goes out?

The device stores its learned water-use patterns onboard.

If the home temporarily loses internet access but the device still has power, it can continue monitoring water activity and may still respond to critical events. However, the homeowner will not receive real-time app alerts or have remote control until the connection is restored.

The standard device requires power to operate. An optional battery-backup accessory may provide limited protection during a power outage.

What does installation involve?

Flo must be installed on the home’s main cold-water supply line. The installation location needs:

  • An accessible section of the main water line
  • A nearby electrical outlet
  • A 2.4 GHz Wi-Fi connection
  • Protection from freezing temperatures

Installation is handled by a licensed plumber. The device should not be installed in an exposed location where it may freeze.

Every home is different. Some properties may require additional plumbing or electrical work before the device can be installed. Homeowners should review the installation requirements and any additional costs before authorizing work.

Is the Moen Flo program available to all PEMCO members?

PEMCO members can access the Moen Flo program through the co-branded enrollment site regardless of the type of PEMCO policy they have.

Members with eligible PEMCO Home or Condo policies may also qualify for a home insurance premium discount after verified installation. Eligibility and the amount of the discount vary by customer and policy.

Installing the device does not guarantee a specific discount, and the insurance savings are not intended to fully cover the cost of the device or installation. The primary benefit is access to whole-home water monitoring and shutoff technology designed to help identify problems earlier.

Participation in the program is voluntary.

What information is shared with PEMCO?

Members who enroll through the PEMCO and Moen Flo program consent to Moen sharing limited information with PEMCO.

  • The member’s name
  • Inputted property address
  • The device’s installation date
  • Whether the device is active or inactive

The limited information PEMCO receives is used to verify eligibility, administer any applicable insurance discount and evaluate the program.

Does Flo prevent every water loss?

No device can prevent every leak or every type of water damage.

Flo is designed to help detect changes in water moving through the home’s plumbing system. It cannot detect water entering the home from outside sources such as flooding, rain or sewer backup.

The system is most effective when it is properly installed, connected to power and Wi-Fi, configured correctly and kept in an active monitoring mode.

Flo should be considered one part of a broader home-maintenance plan that also includes inspecting plumbing connections, maintaining appliances, knowing where the main shutoff valve is located and responding promptly to signs of moisture or leaks.

Make water protection part of your home-maintenance routine

Water damage does not always start with a dramatic pipe break. Often, it begins with a small problem that goes unnoticed.

Whole-home monitoring can help homeowners identify unusual water activity earlier, respond remotely and, in some circumstances, automatically stop the flow of water before a problem becomes more severe.

For PEMCO members, the Moen Flo program offers another practical way to help protect the home you have worked hard to build.
